OUR MANAGEMENT PHILOSOPHY IS COMPROMISED OF FIVE COMPONENTS.

FINANCIAL:
A budget will be completed by using historical information. We will make recommendations of areas that we feel expenses can be reduced or eliminated. Monthly reports are prepared to include the following:
  1. Accounts Receivable
  2. Accounts Payable
  3. Actual vs Budget Operations Statements
  4. Disbursement Journal
  5. Management Fee Computation
  6. Bank Reconciliation
  7. Profit And Loss Statement
Prior to the assumption of management, we would meet with any representatives to review samples of our reports and discuss any additional reports that they may require.

COMMUNICATION: Management of property must be capable of effective oral and written communications with the staff, owner, residents, and any other parties related to the development.

ORGANIZATION: Programs will be put in place for a weekly check of work orders and office directives. Oversight of these areas insures that prompt attention is given to the resident's complaints and inquires.

PHYSICAL: The maintenance of every development has a major impact on its financial viability. Preventative maintenance programs can greatly reduce the need for costly capital repairs. A well maintained and pleasant environment will help keep the costly turn-over of units to a minimum as well as attract a greater number of qualified and desirable applicants.

ADMINISTRATIVE: Systems of organized policies and procedures must be enacted to provide guidelines for employees and residents. These systems can be reviewed to ensure that they are meeting the needs of the residents and owners.
The principals of Ward & O'Donnell provide supervision at each site that it manages. The hands on approach of managing that we employ is the main reason all of the projects that we manage have been successful for all the parties involved.
